Case Studies
See how we’ve made a significant difference to enhancing the sustainability of our clients’ property portfolios. We have a proven track record of successful implementation initiatives.
Stellenbosch University 18 EBPs
Stellenbosch University is committed to driving sustainable change on their campus. One such way was embarking on a Greenstar journey for 18 of their academic buildings on the Main Campus. All of these buildings achieved a Greenstar Existing Building Performance (EBP) Rating, with Visual Arts receiving a Leadership Award at the 2023 GBCSA Convention for the Highest Rated EBP Building of that year at a commendable 6-Star.
Liberty Two Degrees 6 Green Star Recertifications
Liberty Two Degrees has initiated with us the Green Star recertification of 6 of the Property Investment Company’s large retail centres, totaling at a combined gross lettable area of over 550,000 m2.
The largest site is Sandton City, a 196,000 m2 super regional shopping centre in Johannesburg. We continue our strongest efforts to achieve the highest scores possible for these sites still under certification.
Stellenbosch University Solar Photovoltaic Installation
Stellenbosch University continues their commitment to sustainability through initiating a transformative project to bring solar power to the campus. Present from the early concept stages, we are happy to consult for them in this journey as we facilitate, manage, and monitor the installation of a planned total 1366 kWp of photovoltaic systems across 10 buildings of its Northern Campus. These nearly-completed rooftop installations will help provide green energy to power the campus into the future.
Pareto Water Strategy and Road to Improvement
Brought on board by Betapoint, we assisted Pareto Limited in their efforts of transforming their properties to use water more sustainability. Through projections and research, we drew up a suggested strategy for the future of the 8 retail centres across South Africa, to achieve, or even surpass, their water reduction goals, with an ambitious possible 25% 3-year reduction. From implementing more water efficient taps to rainwater collection systems to waste water harvesting, the technologies of water saving and reuse are plentiful, advanced and powerful. Pareto’s aim for a more sustainable future for our water supply is one to be admired.
Boxwood Property Fund 6 EPC Certifications
Boxwood Property Fund earned Energy Performance Certificates for 6 of their properties in Cape Town. We collaborated with EMVS to assess the energy usage of the building and achieve a benchmark from which their buildings can strive to improve. These certificates are a necessity for large scale South African buildings and serve to encourage building owners to improve energy efficiency in their construction and refurbishment efforts. This is a positive step towards more sustainable buildings for the future of South Africa.
Soshanguve Plaza Solar Photovoltaic Installation with Battery Backup
Soshanguve Plaza is an exciting redevelopment in Soshanguve, north of Tshwane, for which we are acting as sustainability consultant for their solar, battery, and water treatment needs. Additionally, we undertook an assessment and developed a strategy and score card for a potential Green Star rating. A 4.4 MWp solar system is planned to blanket the rooftop, and the proposed 6.68 MWh battery will act as a powerful backup for the retail centre.
UCT Hasso Plattner d-school Afrika
In collaboration with PJC+Partners, we are the Greenstar Consulting Team currently targeting a 6 Star As-Built Rating for the Hasso Plattner d-school Afrika at the University of Cape Town.
This building is the highest Green Star rated academic building on the African continent, and in 2023, it was awarded the Highest-Rated Building for an Asset-Rating Design Project at the GBCSA Convention.
Rhenus Logistics Development Solar PV and Battery Installation
A new facility is being developed for Rhenus Logistics in Meadowview, Joburg, and we act as consultants on the 620 kWp rooftop photovoltaic installation, integral in helping supply the sites electricity. This is paired with a large, 800 kWh battery system, to ensure the site can continue majority operation when the grid is down without overuse of costly and polluting fuels.
Solar O&M Management and Reporting
For a variety of clients, we provide ongoing management and reporting on the operations and maintenance for a growing number of over 50 sites. Our services ensure the solar sites are properly maintained through monitoring and modelling, and raising issues with equipment and performance to contractors to ensure their resolution. Our technical expertise has proven invaluable in ensuring over a combined 20 MWp of PV sites across South Africa function as well as possible.
Old Cape Quarter 4-Star Green Star
The Old Cape Quarter Apartments has recently achieved a 4-Star Green Star SA Design Rating. Tower Property Fund brought us onboard as the Accredited Professionals for this exciting New Build Project, helping to drive sustainability in our built environment. As the construction process goes forward, we are actively involved with the professional team by bringing green building solutions to the table, reviewing design revisions and ensuring these conform to the Green Star certification requirements. Once construction is complete, we will commence the As-Built GreenStar SA Submission.
Mall of Africa 4-Star Green Star
We collaborated with Solid Green Consulting to achieve a 4-Star Green Star Existing Building Performance Rating for the Mall of Africa. At the time of installation, it had the largest rooftop solar-PV installation in the Southern Hemisphere, producing 7800 MWh annually.
Energy-efficient lighting and air conditioning systems, skylight technologies to increase natural light, and rainwater harvesting and groundwater seepage systems are a few of the sustainable initiatives making it an exciting showcase in the sustainable retail scheme.
Serra Services 6-Star Green Star
Serra Services achieved a 6-Star Existing Building Green Star SA Rating in collaboration with Solid Green Consulting, off a 5-Star foundation for the new build that we had previously certified. This light manufacturing facility produces a significant portion of its own power from its Solar PV system, is equipped with a rainwater harvesting system, excellent energy and water efficiency initiatives, and cutting-edge monitoring systems to accurately report on consumption. It is an excellent example of how our industrial buildings should adapt and become more environmentally sustainable.
Cape Quarter Square Sustainable Transformation
We implemented a R20-million green building refurbishment of Tower Property Fund’s Cape Quarter Square retail lifestyle village in Cape Town. The project included a 210kWp rooftop solar photovoltaic (PV) installation, as well as installation of heat pumps for energy efficient water heating, and basement fan carbon dioxide control.
V&A Waterfront Victoria Wharf 5-Star Green Star
In collaboration with Sow and Reap Consulting, we helped the Vic Wharf achieve a 5-Star Green Star SA Existing Building Performance Rating – the highest rating for any existing shopping centre in South Africa. Excellent recycling initiatives, lots of natural light, efficient water and energy management, green cleaning practices and even a wildlife management programme make this a truly exceptional centre.
Junxion Mall Solar Photovoltaic Installation
Viewed from above it’s clear to see what a powerhouse the new Junxion mall in Philippi is. As the consultants on the project, we ensured the 1.2MW solar PV installation for the Devmark Property Group was designed to the highest standards. Our ongoing monitoring of the system will ensure it significantly lowers operating costs, mitigates against rising electricity costs and lowers the mall’s carbon footprint.
